Our prices

1.    Pricing terms and discounts

Prices are quoted per flat per night for a minimum stay of 3 nights, based on occupancy by 1 or 2 people.
We charge €25.00 per night for each additional person.
For stays of fewer than 3 nights, we apply a surcharge to the prices listed: €70.00 for a single night and €50.00 for two nights..

The price includes:

• Final cleaning
• Bed linen, towels and kitchen tea towels, toilet paper and kitchen roll
• Fully equipped kitchenette (coffee machine, Moka espresso maker and kettle provided)
• Dishwasher and dishwasher tablets in the ‘Wasserfall’ flat
• Washing-up liquid, hand soap, hairdryer and cleaning products
• Electricity, heating and all charges and taxes (with the exception of the local tourist tax*)
• one covered parking space per flat (additional free uncovered parking spaces available if required)
• South Tyrol Guest Pass – Mobilcard, which allows free use of public transport in South Tyrol as well as the ski and hiking buses in the Passeier Valley
• Ski storage room with a boot dryer for ski boots in winter and hiking boots in summer
• Lockable storage facilities for bicycles and e-bikes, with the option to charge e-bikes
• Pick-up service from the nearest bus stop (on request)
• Snowshoe hire in winter
• Courtyard library with a variety of books and games for all ages
• Washing machine (one wash cycle per week, including detergent, free of charge)

* The local tax is added to the price quoted. This amounts to 2.30 euros and is collected on site. The revenue from the local tax is used for the development and maintenance of infrastructure and services, as well as for the organisation of cultural and sporting events.

2.    Discounts for children

Baby equipment (travel cot, high chair, children’s crockery) is available free of charge on request.

3.   Pets

Four-legged family members (e.g. dogs or cats) are permitted on request. We charge €10.00–€15.00 per night per pet (food not included). Please bring a bed or blanket for your pet.

Before departure, we will carry out a joint inspection of the flat.

4.   Booking

Please note: The booking becomes binding once a deposit has been paid to confirm it (to secure the booking) and the booking confirmation has been sent. The deposit is non-refundable in the event of cancellation.

5.    Surcharges and terms of payment

Booking deposit: We welcome written bookings via email. Your booking becomes confirmed once the deposit – the amount of which will be communicated to you at the time of booking – has been paid. The balance can be paid on arrival in cash or by real-time bank transfer.

The deposit is non-refundable in the event of cancellation. In addition, the cancellation terms set out below apply.

The cost of the final clean is included in the price.

Payment:  Please pay on arrival in cash or by real-time bank transfer. In Italy, it is not permitted to accept cash payments exceeding €4,999.99. However, the following payment method is permitted: bank transfer.

Debit cards, credit cards and traveller’s cheques are not accepted.

6.    Terms and Conditions of Arrival and Departure

Arrival: The flats are available from 3.00 pm. If you are arriving late, please do let us know.

Departure: On the day of departure, the holiday flat should be vacated by 9.30 am at the latest. Other times available on request.

7.    Cancellations

Cancellation terms in accordance with Article 1382 of the codice civile

There is no right of withdrawal within the meaning of the Italian Consumer Protection Code. Nevertheless, we grant you a right of withdrawal subject to the following cancellation conditions, in accordance with Article 1382 of the codice civile:

In the event of cancellation by the guest, the guest is obliged to pay the following cancellation fees:

Cancellation at least 1 month before the day of arrival: 50% of the agreed total price.

Cancellation between 1 month and 1 week before the arrival date: 75 % the agreed total price.

Cancellation less than 1 week before the arrival date: 100% of the agreed total price.

In the event of a guest failing to arrive (‘no-show’) or leaving early, the full amount (100%) for the entire booking period is payable.

Please let us know in good time if you are unable to take your holiday.

We are neither obliged nor willing to take part in dispute resolution proceedings before a consumer arbitration board.

8.    Travel cancellation insurance

We recommend that you take out travel cancellation insurance as soon as you book your stay. This will cover any cancellation fees, allowing you to look forward to your holiday with complete peace of mind.
